We started out as a small but dedicated company 16 years ago and we’ve grown ever since. Today Insulsteel is the leading designer and building consultant of super energy-efficient commercial and residential buildings in the Charleston, South Carolina and surrounding areas.
Our EcoShell integrates structural composite material technology and offsite panel fabrication that significantly reduces the total cost of building ownership. EcoShells are also designed to “Zero Energy Standards” and built to withstand seismic forces and hurricane winds up to 220 MPH.

Unlike traditional “stick frame” building methods. Our EcoShell technology creates a ZERO Energy Design envelope around your home or building. This drastically reduces the amount of energy your building uses and discourages problems like moisture and termites.
DESIGN
The Science and Technology Behind Your Structure…
At Insulsteel, creating custom plans for your building is included in your package and if you already have existing plans, we can use those to create both the EcoShell envelope and ExoSkeleton light gauge steel interior walls, floor systems and roof trusses.
MANUFACTURE
We start with the best building structure available, steel insulated panels that are stronger, more energy efficient and assembled faster than traditional stick frame – 2 x 4 construction.
Steel insulated panels are manufactured in a factory, according to specific architectural plans for each building.
BUILDING CONSULTING
Insulsteel™ manufactures the EcoShell™ for commercial and high-end residential projects interested in offering energy efficient house plans necessary in reducing energy demand of their buildings and increasing efficiency, improving air quality and reducing construction time and waste.
OUR TIMELINE
2003
The Insulsteel Factory concept evolved from the Island Design and Architectural Center (IDAC), founded in Sea Island, GA in 2003.
2004
Amerisips, founded in 2004, evolved from the IDAC. Our company is a totally integrated “one stop shop” for providing design, building product distribution and construction for “Free Energy Living®” buildings.
2011
Amerisips Homes, moved to Charleston, SC in 2011 and entered the energy-efficient custom home market.
2014
Amerisips was recognized by the U.S. Department of Energy as a national winner of the DOE’s home innovation award for custom home builders in the USA.As a DOE partner, Amerisips is ranked in the top 1% of the home builders in the U.S. Additionally, the U.S. Green Building Council® named Amerisips as the 2014 winner for the “Best Small Firm Contractor and Builder” as part of their first annual Best in Building awards.
2016
The core of the Insulsteel building process is mass production of structural steel insulated panels and precision engineered components used in designing, manufacturing, and constructing EcoShell building enclosures. Amerisips’ assets and liabilities were transferred to Insulsteel of South Carolina, LLC effective January 1, 2016.
2017
Insulsteel continues to grow in the Charleston and surrounding Lowcountry areas with its EcoShell Building Enclosure systems.
